Dunwoody Row Townhomes have come at the right time!
After living in Atlanta for some 10 years now, I can’t believe it has taken THIS LONG for a homebuilder to build Dunwoody Row townhomes. I am not knocking this community; I am just blown away by the fact that for the last 30 years, homebuilders have ignored the type of architecture that has come to define the south.Finally, a homebuilder stopped, looked at the great cities of the south such as Charleston and Savannah and said - “heck, we should build a home that looks like this”. While there are a number of builders who have been designing homes to mirror a 1920s feel or in some cases, do reflect a strong southern flare, Dunwoody Row Townhomes was built by a builder who hits the nail on the head. (Sorry about that one)
If you can’t tell, I am excited about Dunwoody Row but it would probably be appropriate to start by explaining that Dunwoody Row is a combination of great features with their exteriors being just one.
Dunwoody Row is located in Fulton County between GA-400 and Ashford Dunwoody Road. Home Depot would probably serve as your best landmark in this area. The Dunwoody/perimeter area has definitely become the new Buckhead for homebuyers. The perimeter in general offers fast access to Buckhead, Midtown and Downtown jobs but all the great shopping, restaurants and scenery associated with intown living. Dunwoody is no longer a suburb of Atlanta - it is now part of Atlanta.
Unlike older homes, new construction usually has a nice run of 10 to 15 years where a community will site on the higher end of selling prices. At some point, new construction typically takes away the tops selling positions from the older homes but if you think there is going to be any land to build on in 10 years around Dunwoody, you may be in for a surprise.
Both the long term and short term outlook for this community will probably show strong and consistent appreciation in home values that will ride the higher end of percentage growth. I base this on some simple basic assumptions. While priced in the $300k for a townhome may seem expensive to some, this same home would probably list for $500k in Buckhead - at least. Most of the future developments around the Dunwoody area will most likely be high-rises and condos creating an even greater value on existing townhomes. At under $400k - I would consider these townhomes fairly valued.
The exteriors of Dunwoody Row are without a doubt, the head turner sure to cause an accident. Each home maintains a carefully crafted exterior reflecting the brick row houses of savannah complete with black cast iron and painted brick. The garages are tastefully tucked away on the backside of the home so as not to eliminate their historic charm. Remember, homes from 1880s did not have garages. The first thing that homebuyers look for when shopping is curb appeal. Dunwoody Row oozes with curb appeal and this will help when the time comes for you to sell.
Chatham Floor Plan
Each home features three stories based on two floorplans. The first plan is the Chatham floor plan and it offers 2-bedroom master suite upstairs or a 3-bedroom version. Always shoot for 3 bedrooms if you can - better resale value.
Keep in mind; there are some things you give up with the 3-bedroom model. The 2-bedroom model has separated his and her vanity sinks while the 3-bedroom model has both sinks crammed together. While both designs have a stand up shower and garden tub, each tub is positioned differently. In the 3 bedroom, the garden tub runs along the wall but in the 2-bedroom version, the garden tub in positioned in a corner making it appear much larger and more inviting.
The 2 bedrooms also offers a neat sitting room which can serve as a small office or TV lounge area within the master bedroom creating a much more function environment. Of course, as I said, you give up the extra bedroom and personally; I would go for the extra bedroom.
The main level of this floor plan offers what I call a 1/2 kitchen utilizing a chest high bar top to help separate the kitchen from the living room. This is common in many townhomes and condos and I have never been a fan of this design. Kitchens are the heart and soul of a home, give me a real kitchen!
The plus side of this home is the deck - this plan offers a deck about double the size of the other plan. Nothing is worse in any home than a small deck and if a large kitchen is not what you need but you still like to entertain, go with the big deck.
The Telfair Floor Plan
While this plan has a smaller deck, I actually prefer it. The 3-bedroom design solves the issue of the two sinks being too close to each other by separating them completely. That way, “he” gets to clean “his” own sink and “she” can clog her own drain from “her” hair. I speak from experience.
I also like the guest bathroom in this plans 3 bedroom model - it feels larger and more open. As said before, the main floor offers a smaller deck but that is due to the sunroom addition. More importantly, the kitchen is larger and much more the focus of the home with the dining room set off to one side.
The construction quality is extremely good and in fact, higher than what I would anticipate at this price range. The builder could have cut a lot of corners and increased their profit margin but they didn’t.
Dunwoody Row is more than just ANOTHER townhome community; it raises the bar for which other builders will now have to live up to. In short - this is a must buy if you can still get one.
To Visit Dunwoody Row, take GA 400 north from I-285. Turn right at exit 5A. Turn right on Peachtree-Dunwoody Road heading South, go past Costco & Home Depot and turn right onto Crestline Parkway. Dunwoody Row is on the left in the bend in the road.
