Mosaic at Vinings is a perfect example of why Atlanta Townhomes have become so popular.
Mosaic at Vinings Townhomes are located on Spring Rd in the Smyrna/Vinings areas about 2 miles outside of I-285. Starting in the mid $250s, Mosaic at Vinings represents probably one of the most affordable Atlanta Townhome offerings along the perimeter.The community consists of two basic floor plans with the first being a smaller foot print plan with a two-car tandem garage.
The smaller townhomes are narrower in overall width and require that one car park in front of the other. While not the most ideal solution for a garage, you will not find any Atlanta Townhomes of this square footage with a two-car garage period. In fact, you will often only find 1-car garages or no garage at all. Since I do not have the square footage, I am going to have to guess that the smaller plans run in the 1,700 to 1,800 square foot range.
The larger plan offer a two-car garage with parallel parking, a much wider footprint and if I were to guess at the square footage, I am going to have to go with the 2,200 to 2,300 square foot range. Once again, these are only guesses based on square foot averages for other Atlanta Townhomes.
Mosaic at Vining Townhomes offer an incredible level of quality for the price. Here are the obvious pluses. Granite countertops with oversized islands, bathroom and kitchen cabinets of a much higher level of quality than I would expect. GREAT crown molding jobs and high baseboard accents with quality trim work around the windows.

Mosaic Vinings TownhomeThe hardwood floors in these Atlanta Townhomes are obviously site finished by hand – a rarity in this price range. The decks offer brick privacy walls on either side with some units have a double set of French doors leading to the deck. WOW. The exterior brick alternates in color from unit to another adding great curb appeal and cast iron rails flanks the steps leading to the main entrance on the 2nd levels.
Mosaic at Vinings offers 9 foot high ceilings, an oversized living/kitchen area, large walk-in closets, a nice size master bathroom and – drum roll please – wide staircases leading to the top floor.
Compared to many Atlanta Townhome communities, there is a tremendous amount of quality and value built into these Vinings townhomes.
Now, for the things I did not like. The smaller floor plans share a single staircase leading to the outer front doors with the neighboring unit. This may not seem like a big deal but for $250k as a starting price, I want my own staircase leading to my front door. The larger units do have their own exterior staircases.
Some of the units are also right on Spring Rd. which is not only busy but getting busier every day so try to buy further back in the community. The Vinings train also run right behind the far west side of the community and having lived in this area before that is a little close for comfort. However, Montclair at Vinings Townhomes are located on the other side of the tracks have been around for several years now and done very well. In fact, re-sales within that community continue to surprise me. So, it appears the train tracks have had little impact on home sales to date. Plus, it is Vinings. Everybody lives near the train.
On the plus side, the community is gated with a community pool and strategically located near the newly renovated downtown Smyrna area. This whole strip along Spring Rd. is being torn down and renovated. Homes built for $280k in 2000 are now selling for $450k and I would have to say that these Atlanta townhomes are priced on the low side leaving plenty of room for upside potential in the near short term.
If you can wing it, go for the larger units, you will not regret it. If $250-$260k is the top end price you can afford, you may want to check out Chattahoochee Bluffs which offer one-car units at the same price point about 2 miles closer to the city just inside I-285. There are some multi-floor condos at the Heights at Spring Rd. next door but frankly, I see most of those homeowners selling so they can buy into The Mosaic at Vinings.
