Enclave at Grant Park Exterior.jpgThe Enclave at Grant Park is a new townhome community by Beazer Homes in Atlanta, Georgia. As the Atlanta real estate market continues to grow so does traffic and desire for intown living has never been stronger. With many Atlanta homebuyers preferring more space and a stronger investment than a condo, owning a townhouse has never before been such a great option.

The Enclave at Grant Park offers what few new townhome communities offer, an incredible location in Grant Park. For some, living inside I-285 is not enough, they wish to live in some of the more hip areas of town but all to often, they are reluctant to invest in an 80 year old home in desperate need of work. The Enclave at Grant Park offers the charm in design and style that you expect to find in this area without spending your weekends at Home Depot.

The exteriors of the Enclave at Grant Park are a rare combination of that tradition 1920s style mixed with a more modern and contemporary style. They are different enough to stand out but not different enough that they do not belong in this part of Atlanta. The units are 3 stories with 2 to 3 bedrooms and average around 1,900 square feet. The units also feature a 1-car garage and covered balconies on the 2nd level that appear on the front side of the units, perfect for lazy people watching days. In addition, there is a patio off the backside and a large deck off the 2nd level. This is the first series of townhomes, which offer both a front side and backside deck providing a feel of living space that exceeds the actual square footage.

An interesting feature of the Enclave at Grant Park interiors are the curved staircases between floors that I have seen many times in Beazer homes. Bedrooms are large with oversized closets and tray ceilings and as with most Beazer townhomes, the master bathroom is oversized.

My only real complaint with the Enclave at Grant Park would have to be the kitchens, which I feel, are a bit on the small side an awkwardly positioned within the units. However, unless you are a gourmet, these will work fine for an intown couple who are more prone to eating out than feeding a family.

Priced at about $250,000 and up, I think the builder is selling them too cheap and they are probably worth around $300,000 to $320,000. From a long-term investment standpoint, they are a deal to be had while you can. My only recommendation, pay the extra cost to add a full finished bathroom on the bottom floor since it would cost you about $4,000 to hire private contractors to do it after the fact.

With townhomes, a ground level bathroom seems to add a great deal more value to a home than one without. In some cases, adding this bathroom later can even cost more than what the builder is charging.
